Buying a brand new home is an exciting but sometimes daunting experience. It’s something most people only do once or twice in a lifetime, so you may not be familiar with all the parts of the home conveyancing process. For example, just how do you ensure that your biggest investment is protected against specific structural defects for the first 10 years?
Buying a new home built by an NHBC registered builder comes with the added benefit of NHBC’s 10 year Buildmark warranty and insurance policy and your protection starts from exchange of contracts.
How do you ensure that you have the protection of NHBC Buildmark?
Your conveyancer is there to help manage all of the matters arising from the sale or the purchase of a home. They have regulatory and due diligence responsibilities and so are at the forefront of making sure your purchase runs smoothly and with the right protection. We’ve developed the NHBC Conveyancing Portal to make this process run effortlessly, and your conveyancer should be using this system to accept and then pass on the details of your new home warranty and insurance policy to you.
What to expect at different stages of the conveyancing process
Ask your conveyancer if they have logged into their NHBC Conveyancing Portal account to check that details of your NHBC Buildmark policy is in place before exchange of contracts.
Exchange of contracts / missives
Your conveyancer should notify us when exchange of contracts / missives take place. They can do this by logging onto the Conveyancing Portal and updating the records for your plot with your contact details. This activates the deposit insurance protection under Section 1 of your Buildmark policy and will protect you up to certain limits against the loss of your deposit if your builder becomes insolvent or commits fraud, leaving them unable to complete your home.
This is when your conveyancer should activate your 10 year Buildmark policy on your behalf. They should notify us through the Conveyancing Portal when legal completion/date of entry takes place so that your warranty and insurance period can start.
Getting your Buildmark insurance certificate
Once we’ve validated the completion information provided by your conveyancer, we will upload your Buildmark insurance certificate and associated documents. Your conveyancer should provide these to you however, you can also access them yourself via your NHBC HUG.
Your NHBC HUG – helping you before, during and after you’ve moved
A secure, online Home User Guide (HUG) is available with every new-build home in the UK with an NHBC Buildmark warranty and insurance policy. It’s a free portal where you can access and store all the information you need about your home, including your Buildmark warranty and insurance policy details. Once your conveyancer has entered your details into the Conveyancing Portal, you will receive an automatic email welcoming you to your HUG.
After completion of your purchase, it’s really important that you log in to your HUG to acknowledge your Buildmark warranty and insurance policy.
